1. Tiên độ thanh toán vơí khách hàng không vay ngân hàng
- Khi ký Thỏa thuận đặt cọc (TTĐC): Đặt cọc 500.000.000đ ( Năm trăm triệu đồng/căn )
1(st) installment: Upon signing the Deposit Agreement : 500,000,000 VND/Villa and sign the Deposit Agreement
- Lần 1: Trong vòng 10 ngày kể từ ngày Ký TTĐC: Thanh toán 20% giá bán BT/LK (gồm VAT) (đã bao gồm tiền cọc) và ký hợp đồng mua bán (HĐMB)
1(st) installment: Within 10 days from the date of Signing the Deposit Agreement
- Lần 2 Vào ngày 10/01/2017 : Đóng tiếp 10% giá bán BT/LK (gồm VAT)
2(nd) installment: On the date of 10th Jan 2017
- Lần 3 Vào ngày 10/03/2017: Đóng tiếp 15% giá bán BT/LK (gồm VAT)
3(rd) installment On the date of 10th Mar 2017: 15% Villa selling price (VAT included)
- Lần 4 Vào ngày 10/05/2017 : Đóng tiếp 15% giá bán BT/LK (gồm VAT)
4(th) installment: On the date of 10th May 2017 15% Villa selling price (VAT included)
- Lần 5 Vào ngày 10/07/2017: Đóng tiếp 10% giá bán BT/LK (gồm VAT)
5(th)installment: On the date of 10th Jul 2017: 10% Villa selling price (VAT included)
- Lần 6 Vào ngày 10/09/2017: Đóng tiếp 10% giá bán BT/LK (gồm VAT)
6th installment: On the date of 10th Sep 201710% Villa selling price (VAT included)
- Lần 7 Vào ngày 10/12/2017– Nhận bàn giao biệt thự: 15% giá bán BT/LK (gồm VAT) + VAT của 05% giá bán BT/LK
7th installment: On the date of 10th Dec 2017- Villa handover: 15% Villa selling price (VAT included) + VAT of 05% of the Villa selling price (checking completely early-move in commitment)
- Lần 8 Khi nhận sổ đỏ: 05% giá bán BT/LK (chưa gồm VAT)
8th installment: When receiving the Ownership of Villa Certificate 05% Villa selling price (VAT excluded)
Khách hàng có nhu cầu thanh toán trước hạn sẽ được hưởng mức chiết khấu tương đương 7%/năm trên khoản tiền và số ngày thanh toán trước hạn, trừ khi có thỏa thuận khác (Mức chiết khấu này có thể thay đổi mà không cần báo trước). Khoản tiền này sẽ được chiết khấu thẳng vào giá bán Biệt thự/Liền kề bao gồm VAT.
Clients make premature payment will receive a discount equal to 7%/year on the amount and the days of premature payment, unless otherwise agreed. (This discount amount is subject to change without prior notice). The discount amount will be deducted into Villa’s selling price.
2. Tiến đô thanh toán với khách hàng có vay ngân hàng chủ đầu tư hỗ trợ lãi xuất 65% trong vòng 36 tháng.
- Lần 1 Khi ký TTĐC: Khách hàng thanh toán 500.000.000 đồng/căn
1st installment: Upon signing the Deposit Agreement 500,000,000 VND/Villa
- Lần 2 Trong vòng 10 ngày kể từ ngày ký TTĐC: Khách hàng thanh toán 20% giá bán BT/LK (gồm VAT) (đã bao gồm tiền TTĐC) và ký HĐMB
2(nd) installment: Within 10 days from the date of signing the Deposit Agreement 20% Villa selling price (VAT included) (Deposit Agreement included) and sign the Sale Contract
- Lần 3 Ngày 10/01/2017: Khách hàng thanh toán 10% giá bán BT/LK (gồm VAT)
3rd installment: On the date of 10th Jan 2017 10% Villa selling price (VAT included)
- Lần 4 Trong vòng 05 ngày kể từ Lần 3: Ngân hàng giải ngân 65% giá bán BT/LK (gồm VAT), Chủ đầu tư (CĐT) thanh toán toàn bộ lãi vay theo mục I.1
4(th) installment: Within 05 days from 3rd installment 65% of Villa selling price (VAT included) The Developer pays all loan pursuant to section I.1
- Lần 5 Theo thông báo nhận bàn giao nhà: Ngân hàng giải ngân tiếp VAT của 5% giá bán BT/LK, CĐT thanh toán toàn bộ lãi vay theo mục I.1
5 th installment: Pursuant to Villa handover notice VAT of 5% of the Villa selling price The Developer pays all loan pursuant to section I.1
- Lần 6 Khi nhận sổ đỏ: Ngân hàng giải ngân tiếp 05% giá bán BT/LK (chưa gồm VAT)
6 th installment: At the time of receiving the Ownership of Villa Certificate 05% of Villa selling price (VAT excluded)
